Taping and Coating
Tape, then multiple coats, each one allowed to fully dry. We build out to the finish level your project calls for — Level 4 for most textured walls, Level 5 for smooth walls and flat paint.
Texture
Orange peel, knockdown, skip trowel, or smooth. On additions and remodels, we match the existing texture in the rest of the house so the new room doesn't announce itself.

Finish Levels — And Which One You Actually Need
Most homeowners have never heard of drywall finish levels, and most contractors don't explain them. It's the single biggest driver of both cost and appearance.
Level 3
Suited for heavy texture. Not appropriate for most residential walls.
Level 4
The residential standard. Right for orange peel, knockdown, and flat or matte paint on textured walls. This covers the majority of San Diego homes.
Level 5
A full skim coat over the entire surface. Necessary for smooth walls, gloss or semi-gloss paint, and any wall with strong side lighting. If you're going smooth-wall modern with big windows, this is the one — and skipping it is a decision you'll regret every sunny afternoon.

Do I need a permit?
Straight drywall replacement usually doesn't. Additions, ADUs, garage conversions, and any work involving structural changes or new electrical and plumbing do — and the walls stay open until inspection passes. We schedule around it.
Can you match the texture in the rest of my house?
Yes, and on an addition it's essential. Most post-1985 Carmel Valley, Torrey Hills, and Pacific Highlands Ranch homes are orange peel or light knockdown. Older Del Mar and La Jolla homes often have hand-applied texture. We test on a sample board first.
Do you paint after installation?
